Manage the Property Management Department for a growing portfolio of stores (222+), in 4 States, for 99¢ Only Stores, a fast emerging publicly traded “single price” retail chain, with assets of over $10 Billion, and gross sales topping $1 Billion annually. Drafted, cultivated, and implemented the Property Management departmental infrastructure. Created policies and procedures. Directly responsible for staffing the Department.

 

Managed 350,000 square feet of office/commercial space for Equity Office Properties Trust, a $10.5 Billion company, and the nation’s largest and only publicly traded real estate trust. Responsible for the preparation, reviewing and tracking of a $1.5 million budget for a 202,000 square foot high-rise office building and 136,000 square foot industrial complex.

 

Initiated, planed, developed and managed the Los Angeles regional retail operations for a specialized division of Interstate Engineering. Generated over $1M in sales revenues per year.

Hired, trained, coached and motivated management & sales professionals. Responsible for strategic planning, labor relations and marketing concepts.

Notable Achievements

Developed a fully staffed, trained and efficient department starting from scratch. Responsible for collecting over 3 million dollars in written-off tenant improvements, and saving of hundreds of thousands of dollars in legislative and liability costs through successful negotiations of Landlord initiated preliminary actions.

 

Utilized a marketing budget of $30,000 per year on a new and unprecedented, but successful, marketing campaign, thus increasing revenues over a 6 month period by 1000%.

 

Improved the asset performance of a 132,000 square foot commercial property by reducing operating expenses and boosting occupancy, increasing the market value of the property over an 18 month period by $1.2 M.

 

Using $10,000 of initial investments developed a brand new market for an International Appliance Manufacturer. Implemented managerial, coaching and sales skills in building the material base, and financial and human assets, to generate revenues of $2.5 M per year. Earned numerous company awards and recognition for performance and achievements.

 

Implemented new computer technologies in design and analysis of engineering projects, and in the process indirectly helped the company gain technological advantage, conquer more market share, and outbid the competition out of millions of dollars in construction contracts worldwide.
